Role Objective:
• This role is responsible for analyzing the financial, commercial, and operational performance of UDC’s real estate portfolio to maximize returns, profitability, and long-term asset value. It leverages advanced data analytics, KPI monitoring, market intelligence, and scenario modeling to identify performance drivers, risks, and value-enhancement opportunities across assets and projects.
• The position also provides strategic insights and actionable recommendations to support portfolio optimization, asset positioning, capital allocation, and senior management decision-making, ensuring assets perform in line with business objectives and market opportunities.
Key Accountabilities:
• Analyze the financial, commercial and operational performance of UDC’s real estate portfolio and individual assets, with focus on returns, profitability and long-term value creation.
• Perform advanced analysis of large asset-, unit-, lease-, sales- and tenant-level datasets to identify trends, performance drivers, risks and value-enhancement opportunities.
• Develop and maintain portfolio KPI models and analytical frameworks covering occupancy, leasing, sales, pricing, revenue, costs, returns and other key asset performance measures.
• Develop strong business and asset knowledge to identify underperforming assets and recommend practical asset optimization, repositioning and value-enhancement initiatives.
• Perform scenario, sensitivity and market analysis to support portfolio strategy, asset positioning, sale-versus-hold/develop decisions, pricing, leasing and capital allocation.
• Monitor asset and capital project performance against approved business cases, budgets, forecasts and targets, identifying deviations and recommending corrective actions.
• Analyze market trends, customer demand, competitor performance and emerging opportunities to support portfolio strategy, product mix and strategic land utilization decisions.
• Translate complex portfolio and market data into clear management insights, performance analysis, risks and recommendations to support ID and senior management decision-making.
Educational Qualifications: Bachelor’s degree in Finance, Economics, Business, or a related field.
Technical Skills & Knowledge:
• Strong experience in inventory, portfolio, sales or performance analysis, including analysis at detailed item/unit level.
• Advanced Excel skills, with demonstrated ability to structure, clean, reconcile and analyze large datasets.
• Strong quantitative and analytical skills, including KPI modelling, trend analysis, segmentation, scenario and sensitivity analysis.
• Experience with Power BI, data visualization and other business intelligence/analytical tools is highly preferred.
• Ability to translate complex analysis into clear business insights and actionable recommendations for management.
